Shume here ballafaqohem me tregun shites per cmimin e duhur te nje prone dhe cili eshte cmimi I sakte I nje prone? Cmimi me I sakte I mundshem eshte ai cmim qe bleresi eshte I gatshem te ofroje, ai eshte rregullatori!<\/p>\n<p>Ne shumicen e rasteve ne vendin tone, cmimet vendose te fryra dhe kjo ndodh per disa arsye si pershembull :<\/p>\n<p>Referimi I gabuar I prones, Tregu Artificial aktual, Vleresuesi I gabuar I prones dhe fryrja e cmimit per negociate, etj.<\/p>\n<p>Sidoqofte, nje nga gjerat qe ndodh me shume ne fushen e pasurive te paluajtshme, eshte qe klienti apo kushdo qe e perfaqeson ate prone do mundohet te fryje cmimin dhe kjo eshte gjeja me e shemtuar qe mund te ndodh me nje prone. Ata mendojne se gjithmone mund ta ulin me vone me idene qe te marrin cmimin qe kerkojne.<\/p>\n<p>Kjo eshte shume e gabuar, tek artikulli Im I meparshem ju fola per \u201c Ndermjetesimin\u201d dhe nje nder pikat kryesore eshte ndermjetesimi I standartizuar, eshte e paevitueshme humbja por humba duhet te jete ne menyre reciproke.<\/p>\n<p>Per te arritur ne cmimin me te mire te mundshem ne treg duhen permbushur disa pika si pershembull :<\/p>\n<ul>\n<li>Cmimi per m2 I nje prone ne krahasim me cmimin per m2 te nje toke,<\/li>\n<li>Lokacioni dhe vetem lokacioni,<\/li>\n<li>Investimi I hedhur ne prone<\/li>\n<li>Renovimi I prones ne tendencat aktuale te tregut.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p>Nje nder gjerat e para qe shikoj kur konkludoj ne nje cmim perfundimtar eshte siperfaqja e prones, organizimi I planvendosjes se saj dhe trualli. Nje apartament I arreduar mire do te kushtoje me pak ne afatgjatesi ne krahasim me nje vile. Arsyeja eshte se me nje vile ju posedoni token ndersa me nje apartament nuk ndodh e njejta gje. Toka eshte ajo qe e vlerson akoma me shume pronen, jo struktura!<\/p>\n<p>Eshte shume e rendesishme qe shitesi te kuptoje se struktura qe perben nje shtepi nuk eshte aq e rendesishme sesa toka ku ndodhet.<\/p>\n<p>Lokacioni dhe vetem lokacioni<\/p>\n<p>Mund te ju duke cudi se sa vlere ka lokacioni?<\/p>\n<p>Stadiumi Dinamo dhe Blloku ndodhen jo me shume se 5 min ne kemb me njera tjetren, por cmimi I tyre per m2 leviz me 300 \u2013 400 Euro per m2\u00a0 mos me shume, pse ndodh kjo gje? Tregu eshte shume here me I nxehte, pronat per shitje jane te pakta per arsye te kerkeses se larte dhe qiradhenia dyqaneve apo apartamenteve eshte gjithmone ne rritje. Une gjithmone I keshilloj klientet e mi qe te paguajne per nje lokacion me te mire sepse ne nje dekade me tutje prona do vleje me shume sesa kane paguar tani.<\/p>\n<p>Investimi I hedhur ne nje prone<\/p>\n<p>Mobilimi luksoz ndonjeher eshte I duhur per nje prone dhe ndonjeher eshte I panevojshem. Duhet te keni dicka parasysh, qe mobilimi eshte gusto e shitesit dhe jo bleresit, prandaj ne shumicen e rasteve une e vleresoj nje prone sikur te ishte e pamobiluar, e vleresoj me \u201c Mindset\u201d te bleresit, jane shume raste te rralla qe bleresi mund te perputhet me ate cfar ka nje prone. Keshtuqe Investimi ne nje prone duhet te hidhet ne vendin duhur per gjerat e duhura.<\/p>\n<p>Renovimi prones<\/p>\n<p>E fundit, por sigurisht jo me pak e rendesishmja eshte koncepti per te renovuar pronen tuaj. Kjo eshte ajo ku klienti harxhon para per ta risjellur pronen ne tendencat aktuale.<br \/>\nKeshillimi im I vetem eshte nese doni ta rinovoni pronen, ose rinovojeni te gjithen ose mos e rinovoni fare. Nuk mund te hedhesh 10.000 Euro per tualetin tuaj dhe ay te mendoni qe keni risjellur pronen ne tendencat aktuale. Keshtu qe ose bej gjithcka ose mos bej asgje.<\/p>\n<p>Une shpresoj te ju kete ndihmuar te mendoni se si prona juaj pershtatet me tregun aktual. Sigurisht qe ka dhe shume gjera te tjera qe nuk I kam cituar por ato I kam lene kur jut e me kontaktoni mua persa I perket shitjes se prones tuaj.
